Refund Policy

At Nest360, we aim for transparency and fairness in all our transactions. This Refund Policy outlines the terms under which refunds may be processed.

1. Zero Brokerage

Nest360 charges zero brokerage to tenants. There are no hidden fees or commissions when you rent a home through our platform.

2. Security Deposit

  • A security deposit is collected as specified in your rental agreement before move-in.
  • The deposit amount and terms vary by property and will be clearly communicated before you commit.
  • The security deposit is refundable at the end of the rental period, subject to the conditions below.

3. Security Deposit Refund Conditions

Your security deposit will be refunded in full if:

  • You have completed your lock-in period as per the rental agreement.
  • Proper notice period (as stated in the agreement) has been served before vacating.
  • The property is returned in the same condition as move-in, accounting for normal wear and tear.
  • All rent and utility dues are cleared.

4. Deductions from Security Deposit

Deductions may be made for:

  • Damage to furniture, fixtures, appliances, or the property beyond normal wear and tear.
  • Unpaid rent or utility bills.
  • Early termination charges if the lock-in period is not completed.
  • Cleaning or restoration charges, if applicable.

5. Refund Timeline

Security deposit refunds (net of any deductions) will be processed within 15–30 business days from the date of vacating the property and completing the move-out inspection.

6. Token / Booking Amount

  • If a token or booking amount is collected to reserve a property, it is generally non-refundable once the property is blocked for you.
  • If Nest360 is unable to provide the booked property due to unforeseen circumstances, the full token amount will be refunded.

7. Rent Payments

Monthly rent payments are non-refundable. Rent is charged for the agreed rental period and no pro-rata refunds are provided for early vacating unless explicitly agreed upon in the rental agreement.

8. Cancellation Before Move-in

  • If you cancel before the move-in date and no token amount was paid, there is no charge.
  • If a token was paid, the cancellation and refund policy for the token (Section 6) applies.

9. Dispute Resolution

In case of any disputes regarding refunds, please contact us. We will review each case individually and aim to resolve it amicably within 7 business days.
